Purchasing Process

STEP 1): PRELIMINARY AGREEMENT
Signing the preliminary contract and delivering an account of $ 2,000.
Clause # 27 enables you to cancel the contract within 10 days, subject to a penalty equivalent to 0.5% of the price before taxes. As an example, for a price of $ 150 900 before taxes, the penalty is $ 754.50.

STEP 2): FINANCING
Funding request to our or your financial institution within ten days of step # 1.

STEP 3): INTERIM OFFICIAL
Presentation of the second deposit, 5% of the value of the unit (minus the 2000$ already gaved). The second deposit shall be recieved within a maximum of 10 days after financing approval.

STEP 4): CONSTRUCTION
A period of 18 to 28 weeks is planned for the construction of the building.

STEP 5): COLOR CHOICE
When the time comes, we will contact you for the choice of colors for cabinets, tiles, etc...

STEP 6): The mortgage
Signing of the act of sale in the presence of a notary (a few days before step 7).

STEP 7): PRELIMINARY INSPECTION
One of Chapam's representative will contact you for the visit of your future housing unit and to establish a list of items to be completed.

STEP 8): Final Inspection
The final inspection is a few days before the signing of the act of sale. It confirms if all elements of the preliminary inspection were completed.

STEP 9): ACT OF SALE
Signing the act of sale at the notary. The big day has arrived! At this meeting, you must submit a certified check for payment of the balance of your down payment. You must also pay:
The tax adjustment of municipal and school tax.
The notary fees
Options that are not funded
If necessary, the taxes on the CMHC premium
You'll receive the declaration of condominium, the New Home Warranty and your keys.

STEP 10): PRE-OCCUPATION, IF NEEDED
In some cases, it is possible that the construction is completed but you cannot sign the act of sale. This can happen when the new cadastres are not registered or when your financial institution does not have time to complete your file. Not to worry! You can still sign a pre-occupation document.

Then you deposit the balance of your down payment and you will pay a rent on a daily basis, equivalent to the interest you would have paid on your mortgage. This way your budget is balanced and the problem will usually be solved within a few days.
